If I was thinking about buying a home this year, here are the top things I would consider asking my Realtor before I do so….
1) Is there a way to buy down my interest rate? Yes, you can ask the Sellers to give YOU money to buy their house. I am serious! When you write an offer on a home, there is an actual section in the purchase contract where you, the Buyer, can ask the Sellers to provide you funds to help aid your closing costs. And, the best part, you can use it towards your closing costs OR to buy down your mortgage rate. I sold a house last year where the Seller bought down my clients interest rate for 2-years, saving them thousands.
2) What are the comps for the area? If you think the price is based off the Zestimate, you’re wrong! Agents do their best to price homes correctly, but often times, Sellers have another vision. So ask your Buyers agent to run comps before writing an offer and ask to review them yourself. Sometimes (house/market depending) you can save 10% or more off the list price.
3) What other costs will I have to pay besides my down payment? There are home inspection costs, HOA transfer fees, title and lender fees, Buyers agent compensation, and down payment. You want to know exactly how much money you’ll need to close on a new home or how much money you want to ask the Sellers to contribute to help with these costs. Get to know your budget and numbers so you feel at ease when you find “the one!”
